2) Preliminary Design Drawing Set
Will consist of “Preliminary NOT for Construction” drawings based on the “Scope of Project “ as outlined above as follows:
Preliminary Design Drawings will be prepared to scale as follows:
Front, Side ,
Preliminary Site Plan ,
Bulk Plane Drawing – Site Plan Elevation
The drawings will NOT be ready for Construction.
Client receives a Printed set for their records.
3) Construction Drawings
Working Construction drawings will be prepared only after the Construction Contract is signed. There will be a charge for the Final Set of Construction drawings.
The Final Construction drawings will include Structural Engineering approval and ready for State Permits. Extra charges for soils reports, site engineering, remediation studies, remediation removals, surveys, plats, structural engineering and foundation design will be at extra charges to Client.
ARCHITECTURAL AND ENGINEERING SEALS
Some cities and states now require that a licensed architect or engineer review and "seal" a blueprint, or officially approve it, prior to construction. Prior to application for a building permit or the start of actual construction, we strongly advise that you consult your local building official who can tell you if such a review is required.
LOCAL BUILDING CODES AND ZONING REQUIREMENTS
Each plan is designed to meet or exceed the requirements of your State Building Codes at the time the drawings are completed.

Our plans conform to the International Residential Codes ( IRC ) 2015.
There are differences in geography and climate throughout the markets we serve.
Each State, County and City has its own building codes, zone requirements, ordinances, and building regulations.
Your plan may need to be modified to comply with local requirements.
You may need to obtain permits or inspections from local governments before and in the course of construction.
We authorize the use of HomeCrafters Construction Set of blueprints on the express condition that you consult a local licensed engineer of your choice prior to beginning construction and strictly comply with all local building codes, zoning requirements, and other applicable laws, regulations, ordinances, and requirements.
